Why Jubail Is Different

Low-Density Nature-Integrated Residential Living

Jubail Island is not a conventional master-planned community with landscaped gardens added after construction. The island's identity is defined by what was already there — 430,000 mangrove trees, tidal channels, salt marshes, and coastal estuaries — and the decision to build around them rather than through them.

Only 20% of the island's 4,000 hectares is developed. The remaining 80% comprises protected mangrove habitat, open water, parks, and natural landscape. Individual villa plots allocate 40-45% to built form, leaving 55-60% for private gardens, pools, and outdoor space.

The result is a community where the distance between homes, the presence of water, and the density of vegetation create a fundamentally different living experience. However, this also means longer internal distances, emerging community infrastructure, and a lifestyle that requires comfort with nature's rhythms — including tidal changes, wildlife, and seasonal variations.

Scarcity vs Liquidity

Bada is genuinely scarce: 100 mansions on 8 km of private beach. No comparable product exists elsewhere in Abu Dhabi.

However, scarcity and liquidity are different concepts. A rare asset can still have a thin resale market. At AED 37M+, the buyer pool is extremely narrow. No public resale transactions have been identified.
