What Is Hudayriyat Island?
Hudayriyat Island is a natural island located off the southwest coast of Abu Dhabi, directly opposite the established Al Bateen district. It is being transformed by Modon — a government-backed master developer — into Abu Dhabi's dedicated destination for active living, sports, and luxury waterfront residential communities.
The island operates on three distinct levels:
The physical island has existed for centuries with archaeological evidence of pearl fishermen and marine communities. Shell middens and dugong remains have been documented along its shores.
The modern masterplan encompasses 51 million square metres — equivalent to 53.8% of Abu Dhabi Island — including original terrain and significant reclaimed areas. Formally revealed in June 2023.
The residential district is the newest layer: five distinct communities delivering luxury villas, apartments, townhouses, plots, and mansions between 2027 and 2030.
Unlike Saadiyat (culture), Yas (entertainment), or Al Maryah (finance), Hudayriyat's identity is built around movement, nature, and engineered topography.

Hudayriyat Before Nawayef
Before its transformation, Hudayriyat held significant archaeological and ecological value. The Hudayriyat Heritage Trail, opened November 2020, preserves this history through educational nodes and contemporary sculptures.
Archaeological discoveries include coastal shell middens — evidence of pearl fishermen who lived on or visited the island. Remains of dugongs and various shark species demonstrate the historical importance of marine resources.
